Hi ya’ll!!!! See how quickly that is starting to fall from my tongue! Our house in Pennsylvania is still not on the market, but I’m trusting in the process and the direction we’re being taken. We have been in contact with a realtor, and these are the steps they want us to do right now and the status:
- Stucco inspection (our house is stucco on all sides – more to come on this later in this post) – not completed
- Septic inspection – completed
- Estimate to paint entire house in a standard grey with white trim – visit completed; I need to check this weekend if we have the estimate
- Estimate for new carpet and hardwood floor in the foyer – completed
What I haven’t discussed with the realtor, and I will next week is the following
- New shutters in front of house; some have fallen off on windy days this last year and the ones left are worn
- Paint front door to be fresh and same color as shutters
- New white trim on outside of garage bays, side door and two sets of patio doors; all are worn from exposure to elements and sun
- Replace side door – I can see a hole worn into the bottom side of the door, probably from use as it’s the main door we use for the family as it’s at the driveway
Here’s the latest story on the stucco inspection. Our house is stucco all around, no siding of any kind. When our house was built, the township codes were different and some people in our neighborhood have had issues with their stucco and had a lot of work done to fix it. Our realtor recommends having a stucco inspection done before going on the market, so we can say what the status is and that shouldn’t drive away potential buyers not knowing. The realtor has one person they recommend and we had an initial appointment set a few weeks ago. Mother nature decided to be in the mid to high-90sF here which is unheard of this time of the year. The inspector said we would get bad false readings, so he rescheduled for this past Monday. He called Sunday night to confirm the appointment, but Monday morning I received a call from the realtor that his wife reached out to them that he was in the hospital and should be able to reschedule in a week. I reached out to the realtor today, as I hadn’t heard any update, and wanted to confirm we want to wait for this inspector. They admitted we do want to wait for him, because he’s the most fair person out there. They said they’ve been checking up on him and he’s doing well and should be home soon. I’m keeping him in my prayers, and if you read this, please do the same. He seems like such a nice guy in the conversations we’ve had.
So hopefully, he will stay on the mend and be able to finish this one last thing we want to have done before we can finalize a plan of action to put the house on the market. I’m really looking forward to knowing how we are going to proceed.
In the meantime, this weekend, the boys have a piano recital on Saturday, I’m going to be godmother to my great-nephew on Sunday, I have some work things to get caught up on, and more decluttering and cleaning to keep up with. When I go to the Christening on Sunday, I will be taking over some items that I’m giving to family members, so that will help with some decluttering too.
